What a heritage rewire actually involves

A heritage rewire is not a normal rewire. Working in Georgian, Regency, Victorian, Edwardian and earlier stock means you can't chase walls, drill through original cornice, or bury cables under modern plasterboard tricks. Every cable route is planned through joist voids, behind original skirting, under floorboards or around chimney breasts. Lath-and-plaster walls are fished from above and below — never broken open. We never use surface trunking on heritage work, ever.

Heritage rewires: common questions

Do I need Listed Building Consent for a full rewire?

For Grade I, Grade II* and most Grade II Listed properties — yes, for any full rewire. We help draft the supporting note describing cable routes, fixings, accessory style and reinstatement. Local conservation teams (B&NES, Mendip / Somerset Council, Bath & North East Somerset) usually sign off straightforward heritage rewires within a few weeks; complex jobs may need a heritage statement.

How do you rewire lath-and-plaster walls without breaking them open?

We fish cables down through the void between lath and stud using rods, draw cords and access via floorboards above or skirting below. New back-boxes are cut neatly with a multitool — never with a chase grinder. Where a route is impossible without damage, we route via the floor void in the room above and drop in. Surface trunking is never used on heritage work.

How long does a Somerset heritage rewire take?

Do you work alongside architects and main contractors?

Yes — most of our heritage work runs that way. We attend pre-start meetings, coordinate first-fix and second-fix into the wider programme, liaise directly with the conservation officer, and provide all certification (BS 7671 EIC, Part P notification, LBC supporting note) for the project pack. CHAS 158368 accredited so we slot straight onto contractor PQQ lists.
