needs a rewire.

None of these on their own means a full rewire tomorrow — but if you recognise two or more, the wiring deserves a proper look. A free survey (or a formal EICR) tells you exactly what's safe, what's tired and what has to go.

Rubber, fabric or lead cabling

Pre-1960s cable types whose insulation goes brittle and breaks down with age. Often visible where cables enter the fuse box or at older light fittings.

Fuse wire & no RCD protection

A rewireable fuse box (Wylex BS 3036 or similar) with no RCD protection on socket circuits. Modern boards disconnect a fault in milliseconds; fuse wire doesn't.

Not enough sockets

Extension leads and adaptors in every room. Older homes were wired for a fraction of today's load — a rewire puts sockets where modern life actually needs them.

Scorching or discolouration

Brown or black marks around sockets and switches, warm faceplates, or a fishy burning smell. These are signs of overheating connections — get them checked promptly.

Frequent tripping or flickering

Breakers or the RCD trip repeatedly, or lights flicker when appliances start. Often points to deteriorating insulation or overloaded, ageing circuits.

Pre-1980s, never rewired

Cable types, earthing and protection standards have changed substantially since then. If there's no record of a rewire, an inspection is worth it even if everything seems fine.

No earthing on older circuits

No earth wire at switches, sockets or lighting circuits, and no supplementary protection to bathrooms. Modern bathrooms need RCD-protected, properly earthed circuits.

A failed or poor EICR

C1 or multiple C2 codes on an Electrical Installation Condition Report. The report tells us exactly which circuits are non-compliant — so you only rewire what's needed.

How much does a house rewire cost in Somerset?

Every rewire is priced per property after a free on-site survey - no quote over the phone, every property is different. Every quote includes a new consumer unit, materials, testing and certificate (excluding VAT).

How long does a full house rewire take?

5 to 10 working days for a 3-bed semi. Smaller flats 3-4 days; 4-5 bed houses 8-14 days; heritage and listed properties 2-3 weeks. We work circuit-by-circuit so most of the property stays live throughout - usually only the active room is off.

Do I need to move out for a rewire?

Usually no. We work circuit-by-circuit so kitchen and at least one socket per floor stays live. Most clients stay in the house. Heritage properties with extensive plaster work are the exception - furniture protection becomes the bigger logistics job and we'll discuss that at survey.

Will the rewire damage the walls?

Some chasing is unavoidable. We minimise it with surface trunking where the room finish suits it, floorboard lifts upstairs, and chase-and-make-good on plastered walls. Small chases get filled and skimmed as standard. Full re-skim or replaster is a separate trade we can recommend.

What certificates do I get?

Electrical Installation Certificate (EIC) covering the full installation tested to BS 7671:2018+A2:2022. Part P Building Regulations notification automatically lodged with your local authority through our NAPIT registration (66245). Plus a digital photo record of cable routes and final consumer unit state, retained on file for any future works.

Can I have a partial rewire instead of a full one?

Yes - very common. Kitchen and bathroom only, ground-floor only, lighting only, single circuit. We're honest at survey about what's worth doing now versus what can wait. An EICR (from £200) tells us exactly which circuits are non-compliant - we can roll the EICR cost into the rewire quote if you proceed.

How do I know if I need a rewire at all?

Tell-tale signs: rewireable (Wylex BS 3036) fuse box, fabric or rubber-insulated cables visible at the consumer unit, two-pin sockets, no earth wire visible at switches or sockets, lights flicker when appliances start, RCDs trip frequently, burning smells from outlets. Free survey is the fastest answer; an EICR confirms it formally.

Are you registered for Building Regs Part P?

Yes. NAPIT membership 66245 is a Competent Person Scheme registered with the Department for Levelling Up, Housing and Communities. We notify your local authority Building Control automatically on completion - no separate paperwork or fee.

Do you take a deposit?

Yes - 50% deposit on acceptance of the quote (covers materials and first-fix labour), balance due immediately on completion of works and issue of certificate. Payment by BACS only. Bank details are on every invoice.

Are you NAPIT or NICEIC?

NAPIT - Approved Contractor 66245, active until 28 February 2027. NAPIT and NICEIC are both Competent Person Schemes recognised under Part P. Both notify councils, both audit annually, both certificates carry the same legal weight.
