Mortgageable, insurableA rewire is one of the bigger jobs a property goes through. Here's who we work with most often, and why.
Older Victorian, Edwardian and 1960s/70s properties needing a full or partial rewire. Often spotted at a mortgage survey or after a kitchen project flags non-compliant cabling.
EICR fail, fabric or rubberised cables, no earth on lighting circuits, Wylex BS 3036 fuse box. We handle the rewire and the EICR re-test in one go — certificate sent direct to letting agent if useful.
Full house refurb, extension, loft conversion, knock-throughs — we co-ordinate first-fix with the build programme so trades don't trip over each other and the certificate lines up with sign-off.
Routine rewire when a property changes hands or fails the 5-yearly EICR. Same-day digital cert and invoice format your accounts team will recognise. Trade discount on portfolios.
Guide prices below are typical for Mid Somerset. Final price comes after a free on-site survey — we won't quote a rewire over the phone, every property is different. Quote includes new consumer unit, all materials, full test, certificate.
Prices guide only and exclude VAT (we're VAT-registered, GB 429 0409 05). Quote includes consumer unit upgrade, all cable and accessories, BS 7671 testing and Electrical Installation Certificate. Excludes redecoration / replastering — we make-good chases as standard but full re-skim is a separate trade. 50% deposit on acceptance, balance on completion. BACS payment only.
Here's exactly what happens from your first call to the certificate landing in your inbox.
We visit, look at the consumer unit, count circuits, check accessibility (lofts, voids, floors), discuss what stays and what goes. About one hour. No charge, no obligation.
You get a written quote within 48 hours. Itemised: cable, accessories, consumer unit, labour days, certificate. Valid 30 days. 50% deposit on acceptance.
Strip-out, cable runs, back-boxes, consumer unit installed and energised circuit-by-circuit. You stay in the property; only the active room loses power at any time.
Full BS 7671 initial verification: continuity, insulation resistance, earth loop impedance, RCD trip times. Electrical Installation Certificate emailed within 48 hours, Part P notification lodged with council automatically.
Three short reads from our blog covering the most common rewire questions homeowners and landlords ask before commissioning the work.
Plain-English checklist: rewireable fuse boxes, fabric cables, two-pin sockets, lights flickering, RCDs tripping. If you can tick three or more, an EICR is the next step.

Read →If you've got a Wylex BS 3036 fuse box, the consumer unit alone is a one-day job. We explain when a board swap is enough, and when the wiring behind it has to go too.

Straight answers to the questions that come up at survey. If we haven't covered yours below, ring us and ask — we won't charge for the answer.
Typical 2026 prices: 2-bed terrace from £3,500, 3-bed semi from £4,500, 4-bed detached from £6,500, 5-bed plus from £10,000. Final price comes after a free on-site survey - no quote over the phone, every property is different. All prices include a new consumer unit, materials, testing and certificate (excluding VAT).
5 to 10 working days for a 3-bed semi. Smaller flats 3-4 days; 4-5 bed houses 8-14 days; heritage and listed properties 2-3 weeks. We work circuit-by-circuit so most of the property stays live throughout - usually only the active room is off.
Usually no. We work circuit-by-circuit so kitchen and at least one socket per floor stays live. Most clients stay in the house. Heritage properties with extensive plaster work are the exception - furniture protection becomes the bigger logistics job and we'll discuss that at survey.
Some chasing is unavoidable. We minimise it with surface trunking where the room finish suits it, floorboard lifts upstairs, and chase-and-make-good on plastered walls. Small chases get filled and skimmed as standard. Full re-skim or replaster is a separate trade we can recommend.
Electrical Installation Certificate (EIC) covering the full installation tested to BS 7671:2018+A2:2022. Part P Building Regulations notification automatically lodged with your local authority through our NAPIT registration (66245). Plus a digital photo record of cable routes and final consumer unit state, retained on file for any future works.
Yes - very common. Kitchen and bathroom only, ground-floor only, lighting only, single circuit. We're honest at survey about what's worth doing now versus what can wait. An EICR (£200-£250) tells us exactly which circuits are non-compliant - we can roll the EICR cost into the rewire quote if you proceed.
Tell-tale signs: rewireable (Wylex BS 3036) fuse box, fabric or rubber-insulated cables visible at the consumer unit, two-pin sockets, no earth wire visible at switches or sockets, lights flicker when appliances start, RCDs trip frequently, burning smells from outlets. Free survey is the fastest answer; an EICR confirms it formally.
