Yes — wherever a downlight is recessed into a separating floor or ceiling between two storeys, it must be fire-rated to maintain the fire integrity of the floor. We use FR60 (60-minute) or FR90 (90-minute) fittings with intumescent gaskets, matched to the building's required fire-resistance rating. Required by Building Regulations Approved Document B and BS 476 Part 21. We never fit a non-fire-rated downlight in a separating ceiling, even if the previous installer did.
Yes — provided the IP rating matches the BS 7671 zone. Zone 1 (above the bath/shower) needs IP65 minimum. Zone 2 (within 0.6m of the bath) needs IP44 minimum. Outside the zones, IP20 is technically permitted but we always specify IP44+ as a sensible margin against splashes and steam. The driver must be kept outside Zone 2, and every bathroom circuit runs on a 30mA RCD. We do not use cheap import IP-rated fittings — the seal degrades and the rating becomes meaningless within a couple of years.
Only if the dimmer and the downlight driver are matched. Old rotary dimmers designed for 50W halogen lamps will buzz, flicker, or fail to dim properly on LEDs. We specify trailing-edge LED-rated dimmers (Varilight V-Pro, Click Scolmore Deco LED, Hamilton specifier) matched to the chosen downlight driver — leading-edge, trailing-edge, 0–10V, or DALI as required. Every install is dimmed and tested across the full range before sign-off. No buzz, no flicker, smooth fade to off.
Often yes. If you have an existing lighting circuit in good condition with a single ceiling rose, we can usually convert it to a downlight scheme by tapping into the existing feed, dropping a junction box above the ceiling, and wiring out to the new fittings on a switched and dimmed loop. Where the existing wiring is rubber-insulated, twin-and-earth without a CPC, or the circuit is already on a non-RCD-protected fuseboard, we'll quote the additional remedial work upfront. For a single fitting added to an existing circuit, expect £45 + VAT. For a 6-fitting kitchen retrofit on a new dedicated circuit (chase, wire, hole-cut, fit, certify), £350 + VAT is typical — that's about £58 per fitting all-in including the fittings themselves at trade. A 12-fitting open-plan with two switching zones is around £650 + VAT, ~£54 per fitting. Anyone offering whole-house downlights at £20 a unit is either using sub-£3 import fittings or skipping the testing and certification — both will cost you when the EICR comes around.
