The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the electrical installations in their properties inspected and tested by a qualified person at least every 5 years. Failure to comply can result in fines of up to £30,000 per breach.

Worked example. A 3-bed semi with 8 circuits (lights up/down, ring main up/down, cooker, shower, immersion, outside lights) = 8 × £30 = £240. A 2-bed flat with 5 circuits = £150. The reality of a proper EICR

When you see an EICR advertised for £60, that’s not an EICR. It’s a receipt for a visit.

A real EICR is an in-depth testing procedure that every circuit in the installation is put through — dead and live — against BS 7671 criteria. Insulation resistance at 500 V DC. Earth-loop impedance measured against the short-circuit fault current. RCD trip-time at both ½× and 5× the rated residual current. Continuity end-to-end. Polarity. Bonding. Earthing. Every reading logged. Every observation coded. Every certificate signed and lodged with NAPIT.

Megger MFT1741 multifunction tester (~£1,400). UKAS-traceable annual calibration. Low-resistance ohmmeter, insulation tester, RCD tester, approved voltage indicator, proving unit. Not a socket tester.

02 · Qualifications

C&G 2391 / 2394 / 2395 Level 3 Award in Inspection, Testing & Certification. BS 7671:2018+A2 18th Edition current. Continuing professional development. NAPIT Approved Contractor — governing body, annual subscription.

03 · Legal weight

Valid for Electrical Safety Standards (PRS England) Regulations 2020. Admissible for lender surveys, insurance claims, local-authority enforcement. Fines up to £30,000 per breach for non-compliance.

Per-circuit pricing is the honest way to charge for this. Landlord EICR FAQs

Do landlords legally need an EICR?
Yes. Since 1 April 2021, all landlords in England must have a valid EICR for their rental properties. An EICR must be carried out before new tenancies begin and renewed at least every 5 years. Failure to comply can result in fines of up to £30,000 per breach.
What happens if my property fails the EICR?
If the EICR identifies C1 (danger present) or C2 (potentially dangerous) observations, remedial work must be carried out within 28 days or as specified by the inspector. We provide a clear remedial quote alongside the report so you know exactly what needs fixing and what it will cost.
How long does an EICR take?
A standard 2-3 bedroom property takes approximately 2-3 hours. Larger properties, HMOs, or properties with complex installations may take longer. We will advise on timing when you book.
Do tenants need to be present for the EICR?
Someone needs to provide access to the property, but it does not have to be the tenant. You can provide keys, meet us on site, or arrange access through your letting agent. We need access to the consumer unit and all rooms.
What is the difference between C1, C2, C3, and FI codes?
C1 means danger present and requires immediate action. C2 means potentially dangerous and requires urgent remedial work. C3 means improvement recommended but is not mandatory. FI means further investigation is needed. Only C1 and C2 observations cause the EICR to be classified as unsatisfactory.
