How much does an EICR cost?

EICRs are priced per circuit, not a flat fee. Domestic and single-phase installations are £30 per circuit. Commercial 3-phase installations are £40 per circuit. A typical 3-bed house has 6-10 circuits (so £180-£300). A small flat with 5 circuits is £150. Send your address and we'll count the circuits and come back with a firm quote the same day. Portfolio discounts for multi-property landlords.

How much does a full house rewire cost?

Typical full-house rewire prices in 2026: 2-bed terrace from £3,500, 3-bed semi from £4,500, 4-bed detached from £6,500, 5-bed plus from £10,000. These are guide figures including a new consumer unit. Final price depends on circuit count, accessibility, plaster condition and whether the property is occupied during works. We give a fixed quote after a free on-site survey — no quote given over the phone.

How much does a consumer unit upgrade cost?

Typical domestic consumer unit upgrades start at from £550 + VAT for a small flat or bungalow, from £750 + VAT for an average 3-bedroom house, and from £1,200 + VAT for a larger property requiring AFDD on bedroom circuits, surge protection, and full re-bonding. Final price depends on circuit count, access, and any additional work identified during the on-site survey. Every job is priced individually after a free survey — written quote, no hidden extras.

Why do you say “from £” instead of giving a flat price?

Because no two jobs are the same. We give a fixed quote after a free on-site survey. We will not quote over the phone for anything bigger than a couple of sockets — it would either be wrong or padded. “From” figures are honest starting points based on real recent jobs in Mid Somerset.

Do you take a deposit?

Yes — 50% deposit on acceptance of the quote (covers materials and first-fix labour), balance due immediately on completion of works and issue of certificate. Payment by BACS only — no card or cash on completion. Bank details are on every invoice.

EICR & Compliance (5)

What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal inspection of the fixed electrical wiring in a property. It identifies any defects, deterioration, or non-compliance with current safety standards (BS 7671). The report classifies issues by severity and confirms whether the installation is satisfactory for continued use.

When do I need an EICR?

Landlords are legally required to have an EICR carried out every 5 years or at each change of tenancy. Homeowners should have one every 10 years or when buying/selling a property. Commercial properties require an EICR every 5 years. You should also get one if you notice any electrical faults or have not had one before.

Do landlords legally need an EICR?

Yes. Since 1 July 2020, all rental properties in England must have a valid EICR under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. It must be carried out every 5 years or at each change of tenancy. A copy must be supplied to tenants within 28 days and to the local authority on request. Fines of up to £30,000 per breach.

What is the difference between an EICR and a PAT test?

An EICR covers the fixed electrical installation — the wiring, consumer unit, sockets, lights, and protective devices. PAT (Portable Appliance Testing) covers plug-in appliances: kettles, extension leads, computers, tools. Most commercial premises need both. We do EICR in-house and PAT testing as an add-on.

What if my EICR fails (gets a C1 or C2)?

C1 means “danger present, immediate risk” — we make safe before leaving site. C2 means “potentially dangerous” and must be remedied for the report to be classed Satisfactory. We give you a written remedial quote alongside the report, you accept what you want done, and we re-test affected circuits free of charge once the work is complete.

EV Chargers (5)

How much does a home EV charger cost to install?

A home EV charger installed by DS Electrical starts from around £850, which includes the charger unit, dedicated 32A circuit, all cabling, and NAPIT certification. Complex installs — long cable runs, main fuse upgrades, PME earthing with earth rod, or multiple chargers — are priced after a survey.

Which EV charger brand is best?

It depends on your needs. Hypervolt 3 is our most popular for reliability. Easee is most compact. Ohme offers the best smart charging for Octopus Go users. Zappi is strong for myenergi ecosystem users. We also fit Andersen and Pod Point.

Do I need to upgrade my consumer unit for an EV charger?

Not always, but often yes. EV chargers require a Type A RCD with 6mA DC detection, which older consumer units don’t have. We’ll survey your board during the site visit. Every EV charger we install is protected by a Type A RCBO — never Type B.

How long does EV charger installation take?

A standard installation takes 3 to 4 hours. If the cable run is longer or a consumer unit upgrade is needed, it may take a full day.

Is there still a government grant for EV chargers?

The OZEV grant for homeowners ended in March 2024. However, grants are still available for landlords, tenants, and businesses through the Workplace Charging Scheme. You apply directly — we provide the OZEV-approved installer certification you'll need to submit.

Rewires & Fuse Boards (6)

Do I need a new consumer unit?

If your existing fuseboard has rewirable fuses, a wooden enclosure, no RCD protection, or mixed MCB/fuse protection, it is probably time. Modern consumer units must comply with BS 7671:2018+A2 Amendment 2, which requires RCD or RCBO protection on all final circuits and a metal enclosure. We install Hager, Schneider, Fusebox and Wylex consumer units with SPD (surge protection) as standard.

What is included in a compliant 18th Edition Amendment 2 upgrade?

A full upgrade includes: a metal-enclosed consumer unit (Reg 421.1.201), an RCBO on every circuit so one fault only takes out one circuit, AFDD (Arc Fault Detection Devices) on bedroom socket circuits per BS 7671 18th Edition Amendment 2 (2022), a Type 2 Surge Protection Device, full main earthing and bonding upgrade if required, every circuit tested and recorded, an EICR before and after, an Electrical Installation Certificate, and Part P notification to your local Building Control via NAPIT.

How long does a consumer unit replacement take?

A typical domestic consumer unit changeover takes one full day on site. We isolate the supply at the cut-out, label and disconnect every circuit, install the new board, reterminate, test every circuit (continuity, insulation resistance, earth fault loop impedance, RCD timing), energise, and issue the certificate pack. Larger properties or those needing remedial work on bonding, earthing or final circuits may take 1.5 to 2 days.

How long does a full house rewire take?

A typical 3-bedroom rewire takes 5 to 10 working days from strip-out to certificate. Smaller flats can be 3 to 4 days; larger 4-5 bed houses or heritage properties can be 2 to 3 weeks. We work circuit-by-circuit so most of the property keeps power throughout — usually only the active room is off.

Do I need to move out for a rewire?

Usually no. We work circuit-by-circuit so the kitchen and at least one socket per floor stays live. Most clients stay in the house for the duration. The exception is heritage properties with extensive plaster lift-and-replace, where furniture protection becomes the bigger issue — we discuss that at survey.

Can I have a partial rewire instead of a full one?

Yes. Partial rewires — kitchen and bathroom only, ground floor only, lighting only, or one specific circuit — are very common where a full rewire isn’t justified yet. We’re honest about what’s worth doing now versus what can wait. An EICR tells us exactly which circuits are non-compliant and which are fine, so you only pay for what’s needed.

How much does a CCTV system cost?

A 4-camera Hikvision 4K system starts from around £1,200 fully installed, including the NVR recorder, cabling, and Hik-Connect remote viewing setup.

IP or analogue — which is better?

We install IP cameras exclusively. They offer 4K+ resolution, smart features like AcuSense person/vehicle detection, and remote viewing. Analogue is outdated.

Can I view my cameras on my phone?

Yes. We set up Hik-Connect on your phone during installation. View live feeds, receive motion alerts, and playback recordings from anywhere.

Do I need planning permission for CCTV — and what about GDPR?

Domestic CCTV generally doesn’t need planning permission. You must comply with GDPR if cameras capture areas beyond your property. We provide compliant signage as part of every installation.

How long is CCTV footage stored?

Typically 2 to 4 weeks depending on cameras and hard drive size. We usually specify a 2TB or 4TB NVR. Motion-only recording extends storage significantly.

How much does a 24-hour callout cost?

Callout fees start from £120 in-hours (Mon-Fri 8am-6pm), from £180 evenings and Saturdays, from £240 overnight and Sundays. Bank holidays at overnight rate. Labour from £65/hr in-hours and from £95/hr out-of-hours. Every job is priced after the call — total depends on time on site, parts and travel. Contract clients pay lower rates — ask us about priority contracts.

Do you cover landlord emergencies?

Yes. We work with landlords and letting agents across Mid Somerset for 24-hour tenant callouts. We send a report with photos, a full fault description and an itemised invoice — typically the same day.

Do you work in listed buildings?

Yes. Mid Somerset is full of listed stone cottages, Georgian townhouses, and conversion projects. We use wireless smoke and fire alarm systems, minimise chasing, install discreet smart lighting controls, and liaise with conservation officers where consent is required.

Will you make a mess?

We dust-sheet every working area, use cordless tools with integrated extraction, clean up at the end of every day, and leave a tidy site. On rewires we liaise with your plasterer and decorator so chases are filled and painted to match. We do not leave a bomb site.

Yes. NAPIT membership 66245 is a Competent Person Scheme (CPS) registered with the Department for Levelling Up, Housing and Communities. We notify your local authority Building Control automatically on completion — no separate paperwork or fee for you.

What certificates do I get on completion?

You receive an Electrical Installation Certificate (EIC) covering the entire installation tested to BS 7671:2018+A2:2022, and a Part P Building Regulations notification automatically lodged with your local authority through our NAPIT registration (66245). We also send a digital photo record of cable routes and consumer unit final state, retained for any future works.

Do you provide certification I can give to my insurer or landlord agent?

Yes. Every upgrade comes with a full certification pack: pre-works EICR, Electrical Installation Certificate (EIC) for the new board, schedule of test results, schedule of inspections, and Part P notification lodged with your local Building Control through NAPIT. The certificate is dated, signed, and traceable on the NAPIT national database — accepted by insurers, mortgage lenders, letting agents and commercial compliance officers.
