Why Bath is different

Bath is a UNESCO World Heritage Georgian conservation city — wiring here often runs through 600mm ashlar stone walls, around lath-and-plaster ceilings and behind original cornice. Cable routes need planning before chases are cut, and Listed-property work means careful coordination with conservation officers.

The rental and holiday-let market is heavy here, so jobs often coincide with a 5-yearly EICR — we can do both as one visit and issue all certs together.

Common questions

Can you work in a Listed Bath property without conservation issues?

Yes. We've worked in Listed Georgian townhouses across central Bath. The approach is minimal-intervention cable routes (under floorboards, in joist voids, behind existing skirting), surface clip-direct on stone walls where chases would damage fabric, and full coordination with the conservation officer before first-fix. We document everything for the LBC application.

How often does PAT testing need to be done?

It depends on the environment and item type. The IET Code of Practice 5th Edition replaced fixed annual intervals with a risk-based approach: high-risk items (handheld tools on a building site) every 3 months, low-risk items (a desk lamp in an office) every 4 years or visual-only. We assess each item type and recommend an interval based on the IET tables — it's usually annually for offices, schools and pubs, more frequent for workshops.

Will the PAT certificate satisfy my insurer and HSE?

Yes. Our written certificate references the IET COP 5th Edition, lists every item tested with serial number, location, pass/fail and next-test date, and is signed by a competent person. It satisfies Electricity at Work Regulations 1989 'duty to maintain' requirements and is what insurers ask for when they audit. We send it as PDF — keep one with your H&S file and one with your insurance documents.
