We cover the southern Bristol fringe only — Keynsham and Saltford (BS31), the Chew Valley (BS40: Chew Magna, Chew Stoke, Stanton Drew, Bishop Sutton, Blagdon, Pensford, Winford) and the BS39 villages (Clutton, Temple Cloud, High Littleton, Paulton, Timsbury, Farrington Gurney). We do not cover central Bristol (BS1–BS16). If your property is in the city itself, you’ll be better served by a Bristol-based electrician. Yes. Since April 2021 every privately-rented property in England (including BS31, BS40 and BS39) must have a valid EICR every 5 years. The certificate must be supplied to tenants within 28 days of the inspection and to the local authority within 7 days on request. We’re NAPIT-registered and our EICRs are accepted by every council and letting agent across our area.

Domestic owner-occupied: every 10 years or at change of occupancy. Privately-rented (landlord): every 5 years (legal requirement since April 2021). Commercial: every 5 years or to your insurance schedule. After a fire, flood, lightning strike or major works: immediately. Schools and care settings often annual.

C1 = danger present, immediate risk, action required NOW (we make safe before leaving). C2 = potentially dangerous, fix urgently (within days). C3 = improvement recommended (best practice update, not urgent). FI = further investigation needed. The EICR is "Unsatisfactory" if any C1 or C2 codes are present.
