Rented homes in England require a periodic Electrical Installation Condition Report — generally at least every 5 years, and for new tenancies. Full Megger-tested inspection, every observation coded to BS 7671, NAPIT-issued certificate. Unsatisfactory? You get an itemised remedial quote the same day.

Rented homes in England need working smoke alarms on every storey used as living accommodation, and carbon monoxide alarms where there's a fixed combustion appliance. We install mains-wired interlinked alarms, test what's there, and log it — so your alarm position is evidenced, not assumed.

Appliance Testing (PAT)

Appliances you supply with a let must be safe — portable appliance testing is the recognised way to evidence that, and agents and HMO licences often require it on a regular cycle. We test everything you provide, label it, and hand over a register you can file against the tenancy.

Fire Alarm & Emergency Lighting Checks

HMOs and buildings with communal areas usually carry extra fire-safety duties — graded fire alarm systems and emergency lighting that need periodic inspection and a maintained log book. We service, test and certify them on the same renewal calendar as everything else.

Plain-English caveat: requirements vary with property type, tenancy and licensing — an HMO carries different duties to a single let. We confirm the exact requirements for your property and tenancy before any work, and everything above is subject to current regulations. We'll never sell you an inspection you don't need.
