Everything a let property needs.

Holiday lets and serviced accommodation need periodic electrical safety checks — and guests notice when things aren't right. We cover the full compliance picture so you never scramble before a changeover.

Scheduled Portfolio Compliance

Recurring testing across every unit you operate, planned around your booking calendar — with renewal reminders before anything lapses.

Converted Somerset barn holiday accommodation with feature lighting

From a single cottage to a whole park.

One unit or dozens — the same standard of work, the same paperwork discipline, the same person answering the phone.

Compliance without the chasing.

You run the bookings; we run the electrics. Here's the shape of it for a multi-unit operator.

01

Walk the portfolio

We visit your site or units, log what's there, what's certified, and what's due — one clear picture of where you stand.

02

One schedule

Testing is planned around changeovers and your low season, so units aren't off the market when they could be earning.

03

Certificates per unit

Each unit gets its own paperwork — EICR, appliance test records, alarm and emergency lighting test results — ready for insurers, platforms and licensing.

04

Reminders before expiry

We track renewal dates and contact you before anything lapses. No spreadsheet on your side, no surprise gaps.

A straight answer on the rules: holiday lets and serviced accommodation are subject to electrical safety requirements that depend on how your property is let and used, and the rules do change. We don't guess — we confirm exactly what your setup needs, subject to current regulations, and put it in writing.

Built for operators.

If guests sleep in it and you earn from it, we keep it compliant.

  • Airbnb & serviced accommodationCity-centre Bath apartments to converted annexes — fast turnarounds between guests, paperwork your platform and insurer will ask for.
  • Glamping & shepherd hut sitesHook-ups, hut wiring, hot tubs and outdoor supplies — outdoor-rated installations tested properly, not patched.
  • Holiday parks & multi-unit operatorsLodges, statics and facilities blocks at scale — one contractor, one schedule, one invoice across the whole site.

Honest numbers, fixed in writing.

Indicative starting prices below. Multi-unit portfolios are priced as a whole — one visit covering several units costs less per unit than five separate call-outs.

EICR — per let unit

from £240 + VAT

Full condition report with certificate. Price depends on the size and age of the installation — confirmed before we start.

Appliance / PAT testing

from £80 + VAT per visit

Covers the call-out and up to 50 items, then from £1.50 per item. Combined with an EICR visit it gets cheaper still.

About these prices: all figures are indicative “from” prices, exclude VAT at 20%, and depend on the property and what we find. Fire alarm, emergency lighting and EV charge point work is priced per site after a survey. You always get a fixed written quote with labour, materials and certification itemised — before any work starts. Where an EV charge point grant applies, you claim it directly from the grant scheme; we're happy to point you at the right paperwork.
